Staying at Ducks' T&C

We want your stay with us to be enjoyable, and to this end we have a few T's & C's to impart for your information.


Staying in the cottage

Those staying in the cottage  will be bound by the terms and conditions of Travel Chapter, the agent for all the cottage letting/bookings.

We want to be informal, hopefully you will experience a home away from home atmosphere, and, being on site,
​we trust you can come to us with any issue you may have so we can endeavour to rectify it to the best of our ability. 

Dogs are welcome at Ducks' and they are part of the family so are treated as such by us, we find most owners take great care to ensure they clean up after their pet, and keep them under control to the best of their abilities, we do bring to your attention the fact that pets should not be left unattended, unless by prior arrangement, as they can create undue noise or/and damage furniture, etc. 
Also please be aware when out walking in the area that there are a lot of sheep, with lambs at certain times of the year, who are not only a farmers livelihood, but also sentient creatures who see dogs are a predator, and will spook, and could harm themselves, or be harmed by any dog if it is allowed to roam unfettered in their field.
Livestock worrying is an offence and can be prosecuted.
Under this law, the term "livestock" is wide ranging and includes cattle, sheep, goats, swine (pigs/boars), horses, camelids (alpacas/lamas), ostriches, farmed deer, enclosed game birds or poultry.

Pre-arrival.
Travel Chapter give us contact details and ask guests to phone a few days prior to arrival to have a quick chat about their arrival plans, etc.

Bookings via AirBnB frequently do not give us any contact details so we would ask if you do book via them please drop us an e-mail or give us a ring beforehand as to their arrival plans.

Arrival.
From 4pm onwards. We do our best to accommodate arrival times, depending on whether the cottage has been occupied the previous day. Please ask before your stay as there does need to be sufficient time to both clean and inspect the cottage, in case of any repairs or replacements are necessary. 
On arrival, we will be in, unless we have given you the keysafe code and its location, please come to the side door of the cottage and ring the bell. We live on site so generally we are here to welcome guests in the first instance.


Departure.
By 10am please. As per arrival, we do our best, if possible to oblige a later departure, depending on whether the cottage is being let to other guests on that day, again, there needs to be sufficient time to both clean and inspect the cottage fully, in case of any repairs or replacements are necessary, so our next guests find it in the best condition.

Outside.
The lawn to the side of the cottage is for guests of the cottage exclusively, they can explore the rest of the site, both the paddock on the cottage side and on the other side, where the hens' enclosure is,. We ask you keep dogs on leads if there are any other campers on the paddock on the cottage side, and to be always on a lead when on the hens' enclosure side, as they will panic if dogs are allowed to run unchecked.
The wildlife pond on the other side of the bank at the top of the guests lawn is not deep, we encourage both young and old to examine what lives there, but young children absolutely must be supervised when outside. We have had several dogs make a splash, the newts don't mind unduly, but it is a delicate ecosystem that is easily damaged if disturbed too much; and it goes without saying that any creatures fished out must be returned to their watery home.  

Safety.
We have not erected signs and warnings for hazards or rules, either inside the cottage, or in the grounds; we give guests the courtesy of possessing common sense and knowing their own, and their fellow guests abilities and safety consciousness. 
Inside, the cottage is old and has uneven floors and steps, the one into the kitchen is a particular one to catch people out! 
There are child locks on all the upstairs windows apart from the family bathroom, the majority are very low and easy for little ones, and dogs, to defenestrate accidentally. They can be released to open fully by flipping the sprung locking arm away from the hinged side of the window when part open, and release it from the upright stud. When the window is closed again the arm will spring back onto the stud.
Fire safety is important, smoke alarms are present, the one at the bottom of the stairs will go off should the kitchen door be open when and oven door is open, also when toast is being made! This does prove it is in working condition. There is a fire blanket by the cooker, which will starve a pan fire of oxygen, but we urge anyone to vacate the building in the event of a fire and not attempt to deal with it, or risk life collecting belongings, and to alert ourselves if we are not already aware, our job is to ensure all other guests also vacate the building.
The front door is the most effective exit, or either kitchen and lounge downstairs windows, there is a false wall upstairs, where the Liberty bureau is, we can open that from our side of the building to allow anyone that may be either trapped upstairs, or unable to ascend the stairs for any reason, to exit via our stairway.   
Our "muster area" would be on the other side of the lane, by the two workshops.
Outside is a very old lawn, bumpy, with ancient apple trees, a tempting climbing frame, leats run along many hedges, as well as one near the middle of the field, be aware they are not fenced off, are several feet deep, and edges are uneven and may be crumbly, if water is in them it will be running quite rapidly.
​The wildlife pond as mentioned is not deep and is flat at the bottom, but like all water it is not safe for younger children to be left unsupervised.

Camping

Our idea is for a no frills, nearly-wild camping experience, for solo travellers specifically, and small groups, we have water and a sink, a toilet, with Le Pissoir at the rear, and a firepit for any guests to utilise.
​
We want to be informal, hopefully you will experience a great night or two under the panoply of stars we are fortunate to enjoy here, and, being on site, we trust you can come to us with any issue you may have so we can endeavour to rectify it to the best of our ability. 

We welcome solo travellers specifically, and small groups at our discretion, of cyclists, walkers, motorcyclists, etc to be able to stop off for a night or two during a tour of the beautiful North Devon countryside, for a peaceful, safe, and relaxing stay off the beaten track, but close to the Tiverton to South Molton B3137 and the main A361 North Devon Link Road, within 6 miles of South Molton and a bus route in the village of Meshaw itself, a leisurely fifteen minute walk away, which services the Tiverton to South Molton route, and further afield from there. 

We do not accept hen or stag parties, or groups of a similar nature, and reserve the right not to admit those we feel may detrimentally affect the enjoyment or wellbeing of other guests.

Dogs, apart from assistance dogs, and children are not allowed, unless by prior arrangement.


Arrival.
From 2pm to 8pm.

On arrival please come to the cottage side door, 

Departure.
By 11am please. We do our best, if possible to oblige a later departure, depending on capacity of the field.

Recycling and rubbish.
We have a black bin by the sink for general rubbish, for the recycling information pdf click here  including food waste, which can go in the smaller brown bin, in a bag ideally.
​You can leave plastic/glass/metal recycling in the green bin, we will sort it. If in doubt, either ask one of us or put it in the green bin.


Right to Roam.
The camping field borders the cottage garden and lawn, around which runs a fence/hedge. The lawn is exclusively for guests staying in the cottage itself, we ask you to be mindful of their privacy and respectful as far as noise is concerned.
You are more than welcome to have a wander around our side of the garden, that is also the route down which you can access our side (the back side) of the cottage rather than coming down the lane. 
There is a wildlife pond by the vegetable plot and polytunnel, with a nice seated arbour.
We encourage you to observe the fascinating newts, frogs and insects that dwell in and around it, but refrain from either trying to catch the inhabitants, or paddling in it.

We do not want to have mutivarios rules and forbidding signs, we give guests whether camping, glamping or staying in the cottage the benefit of having common sense, to be respectful of other people who are also on holiday, and hope not to be proved wrong in our assumption.
Our policy is to be unprejudiced and as fully inclusive as we can.
We do not expect to have any problems due to the campers we are targeting, but anyone not being "reasonable" in our opinion will be evicted with all speed and subsequently barred or prosecuted should the need arise.
Our word is final and we will broach no argument.


Safety.

The hedges have leats running around as well as a central one, none of which are fenced off, please be aware, they are uneven at the bottom, may be full of running water are several feet deep, and the edges may collapse. 
There are no lights at night so a torch is a must.
As we are running a site aimed towards solo travellers we hope you will personally feel quite safe and should you feel otherwise, for whatever reason we are less than 100 mtrs away. 

Fire safety.

We have the fire pit for any guests to use, we ask you to not leave it unattended at night if it is in danger of falling out of its brick surround.
In the unlikely event that a fire breaks out on the paddock or in the cottage our "muster area" would be on the other side of the lane, by the two workshops, please if a fire alarm is raised make your way there so we can ensure everyone is accounted for.
